CUSTOM HOME DESIGN

Turn your ideas into a defined custom-home plan

A custom home starts with more than a floor plan. The process begins by defining how the home should function, how spaces should relate to one another, and what matters most for the property and the people who will live there.

AU Design US develops those requirements into clear residential drawings that establish the proposed layout, exterior form and documentation needed for the next stages of the project.

Define the home requirements

Establish the spaces, priorities, relationships and project information that will guide development of the proposed home.

Develop the proposed design

Translate those requirements into floor plans, elevations and other drawings that define the home's layout and architectural direction.

Prepare coordinated documentation

Develop the agreed drawing set so the homeowner, builder and separately retained consultants have a consistent project reference.

CUSTOM HOME PLANNING

Design decisions that shape the home

Before a custom-home plan set can be developed, the major design relationships need to be defined. That includes how spaces are organized, how people move through the home, how the exterior takes shape, and how the property influences the design.

Layout and space planning

Organize rooms and living areas around household priorities, adjacencies and the way the home will be used.

Circulation and room relationships

Develop clear connections between public, private and service areas so the floor plan feels practical and intentional.

Exterior form and elevations

Define the exterior appearance through elevations, openings, roof relationships and architectural features included in the design scope.

Site and project requirements

Account for available survey information, site conditions and project-specific requirements that may influence the proposed drawings.

PLAN SET CONTENTS

What your custom-home plan set may include

The drawings included in a custom-home plan set depend on the project scope, site, municipality and consultant requirements. Depending on the project, the plans may include a combination of the following:

Custom home plan set with roof plan, site plan, building section and schedules

Depending on the project, additional drawings such as interior elevations or other project-specific documentation may also be included in the agreed scope.

Engineering and consultant coordination

Some custom-home projects require separate structural, mechanical, electrical, plumbing, survey or other consultant services. When engineering is needed, AU Design US can help connect the client with appropriate independent firms. Those consultants contract separately with the client unless the project proposal states otherwise.

Floor plans

Show the arrangement, dimensions and relationships of rooms, walls, openings and major spaces.

Exterior elevations

Illustrate the proposed exterior appearance, including openings, roof relationships and architectural features.

Roof plans

Define roof forms, slopes and related information included in the project scope.

Building sections

Show vertical relationships through the home and help clarify heights, floor levels and construction conditions.

Construction details

Provide enlarged or project-specific drawing information where additional clarification is needed.

Site information or site plan

Show relevant property and building-placement information when included in the project scope or required for project review.

PROJECT WORKFLOW

From project goals to completed plans

Each custom-home project is different, but the drafting process generally moves from defining the scope and design requirements through development, documentation and final review.

01

Define the project scope

Review the home requirements, property information, available surveys or reference material, and the intended use of the plan set.

02

Develop the proposed layout and design

Translate the project requirements into floor plans and related design information included in the agreed scope.

03

Develop the drawing set

Prepare elevations, roof information, sections, details and other agreed construction documentation.

04

Review and complete the plans

Address agreed review comments, incorporate applicable consultant information and prepare the completed drawing files.

COORDINATED DOCUMENTATION

Plans that support the project team

A clear custom-home plan set gives the people involved in the project a consistent reference for understanding the proposed design, coordinating information and moving the work forward.

For homeowners

Review proposed layouts, elevations and other drawings, make informed design decisions, and communicate priorities as the home develops.

For builders and contractors

Use the drawings as a consistent reference for understanding project scope, planning construction and coordinating questions during the project.

For consultants

Reference the residential drawings when structural, mechanical, electrical, plumbing, survey or other separately retained professional services are required.

FREQUENTLY ASKED QUESTIONS

Questions about custom home plans

Answers to common questions about custom-home drafting, plan sets, consultant coordination and project requirements.

What drawings may be included in a custom-home plan set?

The exact contents depend on the project scope, property, municipality and consultant requirements. A plan set may include floor plans, exterior elevations, roof plans, building sections, construction details, site information and other project-specific drawings defined in the proposal.

Can you start from sketches, inspiration images or preliminary ideas?

Yes. Depending on the project, AU Design US can use sketches, reference images, surveys, preliminary layouts and other available information as a starting point for developing the agreed residential drawings.

Can plans be revised as the home design develops?

Yes. Review and revision are commonly part of the drafting process. The number and extent of revisions depend on the agreed scope and project proposal.

Will my project require structural or other engineering?

Some custom-home projects require separately retained structural, mechanical, electrical or plumbing engineering. When those services are needed, AU Design US can help connect the client with appropriate independent firms. The consultant contracts separately with the client unless the proposal states otherwise.

Can the plans be prepared to support municipal permit review?

Yes, when permit review is part of the intended project use, the drawing scope can be developed to support municipal review. Requirements vary by municipality and project, and approval remains with the reviewing authority.

Can AU Design US coordinate with my builder and other project professionals?

Yes. Within the agreed drafting scope, AU Design US can coordinate drawing information with homeowners, builders, contractors and separately retained consultants so the project team is working from a consistent set of documents.

Does AU Design US build the home?

No. AU Design US prepares plans, drawings and related documentation. Construction is performed by the homeowner’s selected builder or contractor.

Is a site plan included with every custom-home project?

Not necessarily. Site-plan requirements vary by project and municipality. If site information or a site plan is needed, the required scope will be identified as part of the project proposal.

Planning an addition or remodel instead of a new home?

If the project involves modifying an existing house rather than designing a new one, see Home Additions & Remodeling Plans for information about additions, remodels and layout changes.
