The drawings included in a custom-home plan set depend on the project scope, site, municipality and consultant requirements. Depending on the project, the plans may include a combination of the following:

Engineering and consultant coordination
Some custom-home projects require separate structural, mechanical, electrical, plumbing, survey or other consultant services. When engineering is needed, AU Design US can help connect the client with appropriate independent firms. Those consultants contract separately with the client unless the project proposal states otherwise.

What drawings may be included in a custom-home plan set?
The exact contents depend on the project scope, property, municipality and consultant requirements. A plan set may include floor plans, exterior elevations, roof plans, building sections, construction details, site information and other project-specific drawings defined in the proposal.
Can you start from sketches, inspiration images or preliminary ideas?
Yes. Depending on the project, AU Design US can use sketches, reference images, surveys, preliminary layouts and other available information as a starting point for developing the agreed residential drawings.
Can plans be revised as the home design develops?
Yes. Review and revision are commonly part of the drafting process. The number and extent of revisions depend on the agreed scope and project proposal.
Will my project require structural or other engineering?
Some custom-home projects require separately retained structural, mechanical, electrical or plumbing engineering. When those services are needed, AU Design US can help connect the client with appropriate independent firms. The consultant contracts separately with the client unless the proposal states otherwise.
Can the plans be prepared to support municipal permit review?
Yes, when permit review is part of the intended project use, the drawing scope can be developed to support municipal review. Requirements vary by municipality and project, and approval remains with the reviewing authority.
Can AU Design US coordinate with my builder and other project professionals?
Yes. Within the agreed drafting scope, AU Design US can coordinate drawing information with homeowners, builders, contractors and separately retained consultants so the project team is working from a consistent set of documents.
Does AU Design US build the home?
No. AU Design US prepares plans, drawings and related documentation. Construction is performed by the homeowner’s selected builder or contractor.
Is a site plan included with every custom-home project?
Not necessarily. Site-plan requirements vary by project and municipality. If site information or a site plan is needed, the required scope will be identified as part of the project proposal.
