Not always. If reliable landlord plans, existing drawings or other current information are available, they may provide an adequate starting point. When the existing conditions need to be documented, AU Design US can determine an appropriate field-documentation method based on the project.
Can you work from landlord or existing building plans?
Yes, when the available documents are sufficiently current and accurate for the required work. AU Design US can review existing plans along with sketches, photographs, measurements and other project information to determine what additional documentation may be needed.
Do you provide laser scanning or Matterport capture?
Yes, when the project benefits from detailed existing-condition capture. AU Design US has access to Leica laser scanning, Matterport capture and conventional field measurement methods. The appropriate method depends on the space, required accuracy and intended deliverables.
Will my project require structural, mechanical or other engineering?
Some commercial projects require separately licensed engineering. AU Design US provides drafting services, including structural and mechanical drafting, but licensed engineering is a separate professional service. When engineering is required, AU Design US can help connect the client with an independent engineering firm, and consultant information can be coordinated into the project documentation within the agreed scope.
Does AU Design US handle permit submission?
AU Design US primarily prepares plans, drawings and supporting documentation for permit-related work. Submission responsibilities vary by project, and municipal review and approval remain under the authority of the applicable jurisdiction. AU Design US can address drawing comments that fall within its agreed scope, but cannot guarantee approval or review time.
Can AU Design US work with my contractor or Interior Designer?
Yes. Finish-out drawings can provide a common reference for business owners, contractors, Interior Designers, property representatives and separately retained consultants. AU Design US also offers drafting and drawing-production support for Interior Designers who need help with a current project or recurring drafting capacity.
Does a commercial finish-out also require a Change of Use or Certificate of Occupancy?
Sometimes. A finish-out addresses the physical changes and related drawings for the commercial space. If the proposed business use changes the occupancy or triggers additional municipal requirements, separate Change of Use or Certificate of Occupancy documentation may also be required. Requirements vary by property, use and municipality.
