The contents depend on the proposed work and local requirements. Structural, mechanical, electrical or plumbing documents may be separately required.
Will someone need to measure my existing home?
Not always. Reliable existing plans and project information may provide a starting point. Field measurements or other existing-condition documentation may be needed when information is incomplete or must be verified. On-site availability depends on the property location and project scope.
Can you work from existing plans, sketches or photographs?
Often, yes. Existing plans, surveys, sketches, photographs and written notes can help define the project. AU Design US reviews the available source material and identifies any additional information needed to establish a reliable drawing base.
Can you prepare drawings for a wall-removal project?
AU Design US can prepare proposed plans that identify wall changes and show the affected layouts. When load-bearing walls or other structural conditions are involved, evaluation and design by a separately engaged structural engineer may be required.
Will my addition or remodel require engineering?
Many additions, large openings, roof changes, foundation modifications and other structural work require engineering. Engineering and other consultant services are separate unless specifically included or coordinated in the project proposal.
Can the drawings be used for permitting?
AU Design US prepares permit-oriented construction documents based on the agreed project scope. Required drawings, reviews and approvals are determined by the local building authority, and additional revisions or consultant documents may be requested. Permit approval cannot be guaranteed.
Does AU Design US provide construction services?
AU Design US prepares the drawings and documentation described on this page. Construction is performed under separate arrangements with the contractor selected for the project. The drawings can help contractors understand the proposed scope and support pricing and planning discussions.
How long does it take to prepare the plans?
Timing depends on the project size, available existing information, required fieldwork, review revisions, consultant coordination and local documentation requirements. AU Design US can outline the proposed schedule after reviewing the project scope and required deliverables.
